What Are HOA Fee's?

HOA (Home Owner Association) fee's are monthly due's owed to your association when you live in a condo, loft or townhouse. What the fee's cover vary depending upon the complex. Fee's might include water and heat or they might only cover the maintenance of the grounds. In lower Fairfield County fee's range from about 15 to 34 cents per square foot. They very quite a bit depending upon the amenities such as boat docks, doormen, concierge services, swimming pools and the size of the grounds. It is important to remember that if you are comparing fees you know exactly what the fees cover!
Another way to look at the fee structure is to remember that the fees vary not only very from complex to complex but also from unit to unit, since they are based upon the square footage of the unit. In other words, if your neighbor's home is twice the size of your home, your neighbor's monthly fee's are double.

If your HOA fees are too high or on the rise, this could be an issue at resale, from deterring buyers completely to pushing the overall selling price down to compensate for the fees. Of course, low condo fees are a huge bonus when you are selling!

It is always important to remember even if the fee's seem high, that compared with the cost of paying for home repairs, snow removal, landscaping, and other miscellaneous items in most cases you are always going to be paying less money through HOA fee's.
